Under this zoning an owner can build 60,000 sq ft of dental and or medical offices as a permitted right with no use permits required. They are entitles to do so by right and zoning.<BR/><BR/>And it gets better, with a conditional use permit, they can go to a medical office complex with double the sq.ft. That would be very hard, impossible in my opinion but they could try as they did battlestar Devore! A private developer with cuddly relationships with council may be a more determined foe than a public school district that needs to have at least some concern for the voters.<BR/><BR/>So, the city has every right to deny the zone change to residential, as is your wish. Be careful of what you ask for the residents sake. Most would prefer to see a smaller scale residential project that fits the residential neighborhood.<BR/><BR/>The district can simply quit trying to work with the neighbors and the city (two years and only headaches to date for the district) and simply exchange the property under the current zoning. That unfortunately means more than likely medical offices by a private developer.<BR/><BR/>But I'm sure we can talk the city into spending several millions of our dollars for a park for the RSPB, and gutter hippies, with a proper restroom for sure! and we get all kinds of grants and stuff to pay for it. <BR/><BR/>Then of course we can debate what kind of park for another 10 years as the intent of the Naylor act is to preserve ball fields and playgrounds. <BR/><BR/>The neighbors in Cardiff Don't seem to be to excited about ball fields for the kids.<BR/><BR/>Yes I was involved with the clown but she needed a paycheck.
